2. Scope of Engineering & Contracting Services

BSS Fire provides comprehensive life safety and fire protection engineering services across Jammu & Kashmir, including:

• Fire Hydrant & Wet Riser Networks: Design, hydraulic calculation, Class C piping fabrication, pump house skids (Main, Diesel, Jockey), and commissioning under IS 3844 / NBC 2016 Part 4.
• Fire Alarm & Detection: Addressable and conventional microprocessor panels, optical smoke sensors, thermal detectors, and AHU interlocks under IS 2189.
• Automatic Fire Sprinklers: Wet and pre-action pipe systems, alarm check valves, and ESFR heads under IS 15105.
• Clean Agent Gas Suppression: Waterless total flooding systems (HFC-227ea / FK-5-1-12) for server rooms, control centers, and electrical substations under NFPA 2001.
• Kanex Equipment Supply & Refilling: Authorized distribution of genuine ISI/CE certified Kanex fire extinguishers and factory-standard nitrogen refilling in Jammu.
• Annual Maintenance Contracts (AMC): Quarterly hydro-static pump testing, detector calibration, and statutory Form B renewal documentation.

3. Proposals, BOQs & Project Execution

All project contracting engagements are governed by itemized commercial proposals and work orders detailing defined scopes of work, bill of quantities (BOQ), material specifications, project phasing, and milestones.

In alignment with our engineering discipline, all piping networks undergo mandatory 24-hour hydrostatic testing at 15 kg/cm² prior to final client handover and Fire NOC dossier submission.

4. Manufacturer Warranties & Kanex Partnership

BSS Fire is the exclusive authorized partner and distributor for Kanex fire equipment in Jammu & Kashmir. All Kanex extinguishers and suppression hardware supplied by BSS Fire carry standard manufacturer factory warranties against manufacturing defects.

Warranties do not cover equipment subjected to unauthorized tampering, improper storage, physical damage, or refilling performed by uncertified third-party vendors.

5. Client Responsibilities & Site Readiness

For on-ground project execution and AMC servicing, clients agree to provide:

• Safe and unhindered physical access to the plant, pump house, riser shafts, and ceiling plenum spaces.
• Reliable civil foundations, electrical power connection, and sufficient water supply in fire storage tanks for pump testing and hydrostatic commissioning.
• Timely review and approval of engineering drawings, pipe isometric layouts, and single-line schematics.

6. Limitation of Liability

To the maximum extent permitted by applicable Indian law, BSS Fire shall not be liable for indirect, incidental, or consequential damages resulting from unauthorized modifications to fire protection systems by third parties, failure of municipal water supply, or electrical grid fluctuations beyond our engineered control.

Our aggregate liability under any contracting engagement shall be limited to the total fees received by BSS Fire under the applicable project work order.

7. Governing Law & Jurisdiction

These Terms of Use and all related commercial agreements shall be governed by, interpreted, and construed in accordance with the laws of the Republic of India.

Any disputes, claims, or legal proceedings arising out of or relating to these Terms or project execution shall be subject to the exclusive jurisdiction of the competent courts located in Jammu, Jammu & Kashmir, India.
